The once affordable housing option—the mobile home—is slipping away, one by one. For many of us, mobile/manufactured homes have offered an affordable solution to home ownership. This is in part due to the city’s rent stabilization ordinance. However, we are losing this option when these homes are sold. There are several factors causing this. For one, park owners and managers have found ways to circumvent the ordinance and charge high space rents. Another is The Mobilehome Residency Law (MRL) which contains language that allows park owners, under given circumstances, to charge these excessive rents. Few individuals have the resources to challenge these practices in order to secure a reasonable rent.
